Nature of the service

propia is not a licensed real estate agency, investment advisor or financial institution. Content on the platform is informational and educational only: propia is not a party to any transaction, does not represent sellers or buyers, and earns no commission or success fee from sellers, agencies or portals.

Where listings and images come from

  • The listings we analyse come from publicly accessible real estate portals and other public sources (auction notices, OMI benchmarks from the Italian Revenue Agency, cadastral data). propia has no agreements, partnerships or affiliations with the portals the listings come from; their trademarks belong to their respective owners.
  • Property photographs are displayed from their original source (your browser loads them from the server of the portal or agency that published them) and are neither copied nor altered by propia; they remain the property of their owners. Where available, each card links to the original listing.
  • We neither store nor display the personal contact details of private sellers; the agency name may be shown as the source.
  • A listing may be sold, withdrawn or re-priced before we detect it: in that case the card is marked “non confermato” (unconfirmed). Coverage is limited to the municipalities we monitor, which we expand over time.

Estimates, models and benchmarks

ROI projections, yield estimates, automated valuations (AVM) and prices per square metre are computed algorithmically from market data and should be treated as directional estimates, not appraisals. Actual returns depend on factors outside our model, including local regulations, renovation costs, vacancy rates, financing terms and macroeconomic conditions. Summaries are generated by artificial intelligence models and may contain inaccuracies.

OMI benchmarks are sourced from the Italian Revenue Agency’s property market observatory (Osservatorio del Mercato Immobiliare) and updated semi-annually; specific values are subject to change.

Ranking independence

No affiliate relationship or commission influences the order in which properties are presented. Ranking is driven solely by the match between a listing and each user’s declared criteria and by the model’s quality filters.

Users are strongly encouraged to consult licensed professionals — estate agents, notaries, surveyors, tax advisers — before committing to any transaction.
